The Challenge
Managing a nationwide portfolio of over 500 properties requires highly accurate, up to date asset data to ensure building safety and longevity. The client was facing a significant logistical hurdle: acquiring a baseline condition report for every roof in their portfolio within a single calendar year.
Traditional access methods such as scaffolding, Mobile Elevating Work Platforms (MEWPs), or even rope access were entirely unfeasible for a project of this scale. Deploying traditional access across 500 dispersed sites would be logistically prohibitive, excessively costly, and highly disruptive to the elderly and vulnerable residents living below. Furthermore, ground-level, line of sight inspections simply could not provide the necessary data fidelity to accurately assess the structural integrity of the roof coverings, chimneys, and rainwater goods.
The Vertex Solution
To overcome these extensive logistical and safety constraints, Vertex Air deployed our commercial UAV fleet to conduct systematic, nationwide roof surveys. By using advanced drone technology, our remote pilots were able to rapidly capture high-resolution, full-coverage imagery of all roof elevations without a single operative needing to step foot on a fragile roof structure.
This approach entirely mitigated work-at-height risks and ensured zero disruption to the daily lives of the residents. Following the physical data capture, our experienced surveyors analysed the high definition imagery back at the office. We translated this raw visual data into highly detailed, site specific condition reports, identifying everything from slipped slates and cracked tiles to failing leadwork and blocked gutters.
The Result
Vertex successfully delivered individual, comprehensive PDF condition reports for all 500+ properties within the required 12 month deadline. The client was equipped with an accurate, up to date visual asset register for their entire portfolio. Rather than paying for scaffolding just to see what was wrong, the facility managers were able to hand our detailed PDF reports directly to competent roofing contractors. This allowed the client to receive accurate, targeted quotes for remedial work immediately, saving significant time, reducing preliminary costs, and streamlining their entire planned maintenance pipeline.
